Job Summary:
Global Real Estate is directly responsible for providing a wide range of real estate disciplines which produce solid financial solutions, that positively impact the bottom line and promote employee productivity, assisting with the implementation of the Campus Strategic Master Plan, adopting best practices/policies, promoting operational excellence, and sustainability that enhances productivity within the work place.
Reporting to the Facilities Project Manager, the Security and Property Manager is specifically accountable for supporting all of the real estate efforts to effectively direct the property management and facility operations for 600,000+ square feet of space on approximately 178 acres located on the Davidson campus. This position’s primary focus is to ensure that Campus is secured through the vendor services and to execute viable property management solutions for all of the corporate customers by directing all phases of the buildings operation. This includes reacting to any emergencies in a manner which not only instills confidence in both the employees and occupants, but also results in a minimum amount of discomfort, disruption or injury to persons, equipment and other property operations.
Responsibilities:
Manage a local team of security guards to effectively maintain a safe and secure workplace; Provide direction to the security service vendor for special events. Conduct or support negotiations and supplier selection related to services performed to maintain the Corporate Campus.
Serve as main point of contact for all campus security matters including management of the site service provider
Collaborate with the Director of Global Security to develop and implement Security policies, procedures, guidelines, standards, and best practices
Maintain and update a property loss and prevention program
Provide oversight on equipment installation and property access
Monitor all incidents and evaluate incidents to determine corrective courses of action
Collaborate with HR, IT, and Facilities teams to identify and implement security related projects
Conduct employee security awareness training
Serve as administrator to on site access control and monitoring systems
Act as the principal contact and advisor for all client activities surrounding facility and property management issues
Dispatch employees, vendors and sub-trade professionals to resolve ongoing maintenance and repair issues
Create value propositions to ensure safe, comfortable, efficient working environments are created through innovative real estate solutions
Ensure Purchase Orders are released in accordance with corporate procedures
Lead Facility/Property management representatives to ensure that facility needs meet the business expectations
Coordinate with internal and external vendors on scope, budgeting and execution of projects and maintenance
Collaborate with IT to manage infrastructure installations
Assist in supporting the department’s direction and priorities with a focus on maintaining a high customer service level
Identify opportunities in existing processes and making recommendations for improvement
Provide management with monthly reports on all initiatives; Track property management activities, identify trends and implement solutions
Introduce and recommend policies & best practices related to property management
Meet with all vendors on a regular basis to review performance, expectations and provide general updates
Ensure that operational standards are maintained
Represent the company with State & Local Government Authorities and regulatory officials to secure approvals and permits, and respond as required to all operational matters
Scope and Dimensions:
1400-1700 Employees and visitors on the campus on a given work day
Management of approximately 178 acres of property with 5 buildings consisting of approximately 600,000 square feet of Office, industrial and manufacturing facilities accommodating 1600-1700 staff
Directing 8-10 total security guards, 3-4 landscape staff and 10-15 office maintenance staff
Managing and directing sub-trades as required
Directly responsible for monitoring and developing the Davidson Campus budget of some $13 M.
Manage and/or proactively drive supplier selection, assessment, negotiations, contract performance, to ensure a high standard of quality services are provided

Manage CRE Environmental Health & Safety resource to ensure the facilities are operated safely and in compliance with above average standards and local requirements.
Develop and manage facility operating budget and provide input for capital expenditures. Provide monthly expense forecast updates. Reduce corporate facility operating costs without compromising levels of service
Retain detailed preventative maintenance schedules; implemented and directed fire safety policies and procedures to ensure compliance with relevant codes.
Create, maintain and chair emergency response teams.
Approve “P” Card expenses and ensure that charges are correct

Qualifications:
Bachelor’s degree in engineering, property management, security or related discipline required.
ASIS Physical Security Professional (PSP) certification or other industry related certification preferred
A minimum of 8-10 years of progressive Property and Facility Management experience required including at least five years of experience in corporate security, physical security, law enforcement or related experience.
Knowledge and Experience:

In depth knowledge of financial terms and principles relating to property management and facility management
